The neighbourhood is in the urban wildfire interface zone. Check the City's FireSmart resources, confirm your property's interface zone classification, and verify insurance terms — interface properties have different insurance requirements.
2. Phase Age Affects Both Condition and Value
Kettle Valley has multiple development phases spanning 1995–2020+. Older phases (pre-2000) have more maintenance needs and can face stigma in a neighbourhood where newer builds are common. Know which phase your target property is in and budget inspection and maintenance costs accordingly.
3. Trail Access Is Specific, Not Universal
Not all Kettle Valley properties have equal trail network access. Some are a short walk to KVR trailheads; others require driving. For buyers who specifically want walk-out trail access, confirm the actual walking time to the nearest trailhead from the specific property.
